This is a variance request to reduce the front yard (East, 46th Place) to 10 feet. Front yard setback in RE-35 zoning is required to be 40 feet.

Please note that the site plan is showing a 6' high block wall along Camelback Rd. and along 46th Pl.  Camelback Road is considered the side yard, so a 6' high fence (wall) is already allowed by right. The variance request is to  allow the 6' high wall to extend North along  46th Pl.
