The setback reduction shall only apply to the northeast portion of the house as depicted on the site plan date stamped March 4, 2021.
The developer shall remove the three windows on the east elevation, oriented toward the east within the reduced setback area, as depicted on the east elevation included in the applicant’s presentation, and date stamped April 22, 2021.
The property shall maintain a minimum building setback of 40 feet on the north (street side) property line, adjacent to Rockridge Road.
